How to Deal with Non-Paying Tenants During COVID-19

Hey gang. I wanted to give another update now that we have a better view of what happened with rent in April and we know where things stand with evictions. Here's a quick video on the topic, or you can read on for more information.  According to the most recent numbers from the National Multifamily Housing Center, just under 70% of tenants paid their rent for the month of April. That is about a 12-13% decrease from March of this year and April of last year. What those numbers don’t detail is what portion of the rent the tenant paid,...

Evictions, Court, and Pool Updates (June 22)

Summertime is officially here, so I thought I'd give a quick update on non-payment evictions, CARES Act lawsuits, pool opening guidelines, and rent numbers for June. Enjoy! Non-Payment of Rent Evictions As I noted in my last post, there is NO stated deadline at the moment for when we can file evictions based on non-payment of rent. And the question on everyone’s mind is “When can we file evictions?” So, here’s a video on where things stand right now and what we can expect in the days ahead. On May 8, the Governor issued an Executive Order allowing all evictions to move forward except those based on non-payment of rent at residential properties. So, according to the Governor, any eviction at a commercial property may move forward and evictions at residential properties may move forward if...

How to Work with Tenants on Rent amid COVID-19 and an Update on Court Closures

So here we are at the end of March. Rent and mortgage payments will come due in a couple of days. According to the most recent polling, one-third (1/3) of Americans have lost their jobs or been laid off and one-half report that they’ve had either a pay cut or reduced hours. So, we’re looking at over 70% of the population that has less income than usual, some of which may have ZERO income. Here's a video with my thoughts on things to consider as you try to work with tenants, as well as an update on court closures. COURT...
